An Energy Performance Certificate is a legal document required when you sell or rent a property or applying for an RHI grant.

The Certificates illustrate how energy efficient the property is and rated on a scale from A to G based on the running costs for heating hot water and lighting.

'A' rating is excellent, meaning low fuel costs, and a 'G' rated property would have much higher fuel cost.

The EPC certificate is valid for 10 years.

The Energy Performance Certificate (EPC) assessment is a comprehensive process designed to evaluate the energy efficiency of a property. Do I need to get ready for an EPC?

If there’s any furniture or other items blocking access, it’s a good idea to move them out of the way. Make sure you have all the necessary paperwork ready for me. I won’t be lifting up flooring or drilling into your walls to check your insulation. Instead, I will assess the age and condition of your house to draw my conclusions. If you have documents showing that you’ve upgraded your insulation, put in new windows, or installed an energy-efficient boiler recently, be sure to share those with the assessor. They can help boost your EPC rating.

Steps Involved in the EPC Assessment

Initial Inspection:

I will examine key components such as lighting fixtures, windows, heating controls, boilers, radiators, and insulation. This step involves taking photographs and notes to document the current state of these features.

·Data Collection:

I will record details about the property's construction, insulation levels, and energy systems. This information is crucial for accurate analysis and scoring.

·Input into Software:

After the inspection, the collected data is entered into specialised software designed to analyse energy performance. This software uses standardized algorithms to calculate the property's energy efficiency score.

Report Generation:

The software generates a detailed report that includes the property's energy performance score, recommendations for improvements, and potential cost savings. This report provides homeowners and prospective buyers with valuable insights into the property's energy efficiency.

·Duration and Outcome

The assessment typically takes between 30 to 45 minutes for standard properties. Once completed, I will provide the EPC report shortly thereafter. The report not only indicates the current energy performance but also offers practical tips for enhancing energy efficiency, which can lead to reduced energy bills and a lower carbon footprint.
